Charlotte Triad New Homes by Lorraine Hamilton

I am a New Home Consultant who knows firsthand what it means to chase the dream of homeownership. As an immigrant from Jamaica, I came to this country with only $100 tied in a handkerchief by my mother but also with hope, drive, and a dream of one day achieving the “American Dream” which ultimately meant owning a home myself. I use this same passion to help others achieve what I worked so hard for and achieved.

With ONLY 2 years in new home sales I was honored with the “Rookie of the Year” award thanks to my dedication, strong work ethic, and care for every client I serve. I don’t  just sell houses, I help people step into a new chapter of their lives with confidence and excitement all with the motto “It’s not if you can purchase a home, but when”.

I connect with clients from all walks of life with warmth, energy, and honesty. Whether you’re an investor looking to increase your portfolio, looking to upgrade, downsize, you’re a first-time buyer, you’re a buyer facing credit challenges and looking for someone who truly understands the journey, you’ll find a fierce advocate and trusted guide in me.

Helping others find a place to call home isn’t just my job, it’s my purpose.

Home Buying Myths

Myth #1: I can’t afford to buy a home.

Truth: If you can afford to pay monthly rent, you may be able to afford to make a monthly mortgage payment. To find out how much mortgage you can afford, let’s talk.

We offer a mortgage pre-qualification then pre-approval after you’ve supplied proof of your debt, income, and etc.

Myth #2: You must put 20% down to buy a home.

Truth: Having a 20% down payment is ideal, but plenty of people don’t have that much money to put down. The good news is that there are many programs available for borrowers who can’t afford a large down payment. For example, with a Government FHA loan, qualified borrowers can put as little as 3.5% down on their home. We also have several ZERO down options. Additionally, VA loans are available to qualified service members and veterans with no money down.

Myth #3: You need excellent credit to be approved for a mortgage.

Truth: Your credit score doesn’t have to be flawless to find a mortgage that fits your budget. Credit history is certainly one of the factors that determines whether a borrower is approved for a loan and also impacts the interest rate a borrower is offered. There are many mortgage programs available to borrowers with lower credit scores.

So if you have less than perfect credit, don’t give up on the idea of getting a mortgage.

Myth #4: Renting is cheaper than buying a home.

Truth: You may think you can’t afford a home, but what about all that money you’re spending on rent? When you pay your mortgage, the money is going back into the equity of your home. That means you’re getting a real return on your investment as the years go by.

FYI: If you’re a first-time home buyer, you may also be able to take advantage of special programs in Winston Salem - Forsyth County that help with closing costs and provide down-payment assistance.

Myth #5: The Mortgage Process Is Stressful

Truth: While the mortgage process can be complex, it doesn’t have to be stressful. When you choose me, you’ll have access to an experienced professional who can guide you through each step of the process. Our mortgage team is dedicated to providing personalized support and guidance. We’ll walk you through the entire process, answer your questions, and ensure a smooth experience.
